Plaza Home Mortgage

Good Afternoon Access E,

I would like to say Thank You for those who have recently closed a loan with Plaza Home Mortgage, the Ops Team and I really appreciate it! For those people who have not heard of Plaza or have not placed a loan with us before please see the attachments and let me know if I can help with any questions. We are a FHA, VA, and Conventional lender. Our regional office that handles the southeast in located in Jacksonville, FL. 95% of the time I work in the ops center so I have access to management, underwriters, and the closing department.

Helpful hints/overlays to DU/DO:

1. We'll accept credit that is 60 days old at time of underwriting and 90 days at funding if you run the loan through DU/DO and release it to Plaza. If we have to run it, then we'll have to pull a new credit report.
2. If the loan is approved/eligible then we allow up to a 60% dti for owner occupied properties. If it's a Conventional loan over 80%, then it must fit the MI companies guide lines.
3. Plaza orders tax transcripts on all loans. If DU only asks for 1 years, then that's all we will order.
4. Six months seasoning for cash out on Conventional loans.
5. Six months seasoning for loans listed for sale.
6. Non medical collections with an aggregate total of $1,000 or more must be paid regardless of DU findings. Depending on Age and amount, we might have some room for an exception.
7. All FHA/VA loan with a score between 580-599 carry a 3 point hit to pricing.
8. All loans require at least a 580 mid score. 620 is required for manual underwrites for FHA loans. We have no hit to pricing for manuals. Please email me a 1003, credit, and findings to let me review before submitting.
9. A LARA is order on all Conventional appraisals. This reviews the appraisal and rates it on a 1 to 5 scale, 5 being best. Plaza requires a score of 3 or higher to proceed. Make sure you have 2 comps within 60 days.
