For a file to be submitted into Government underwriting everything on the attached checklist must be included but can be missing one of the following three requirements: Title, insurance and/or amendatory clause. So what this means, you must have 2 of these 3 things in the file on a purchase. On a refinance, you must have either title or insurance. Remember everything else on the checklist is a requirement to submit the file. If you have any questions about this please contact our awesome Government department at 866-395-0106. Note: Credit Report cannot be older than 60 days. All FHA submissions get submitted to government@centurylending.net.

DirectConnect LENDER ALERT

New Enhancements to DirectConnect to betterservice the industry.

Dear Reverse Mortgage Lender,DirectConnect would like to address the industry as it relates to some misinformation that has been circulated. HUD has not published any guideline or Mortgagee Letter that prohibits the use of DirectConnect.

In fact, for the last 2 years, HUD has supported the DirectConnect system and allowed the industry to use the DirectConnect System to assist seniors in receiving their required HECM counseling.

HUD has included DirectConnect as a CARS compliant vendor on its website for agencies to use when performing reverse mortgage counseling sessions. DirectConnect is RESPA compliant and meets all HUD HECM counseling policies and procedures.

For several months the DirectConnect staff and National Housing Counseling Association (NHCA) management have worked together diligently to enhance DirectConnect to meet and exceed the expectations of the new proposed HUD HECM Counseling protocol.

New features in DirectConnect will include:
Greater payment options for seniors.
Payment at time of counseling.
Credit Card/Debit Card
Check by phone (ACH)
MoneyGram™
Payment at closing for seniors who cannot afford to pay up front.
NEW Counseling Instruction Package. (Includes three ways to obtain counseling and counseling list)
Clients sign authorization form to be counseled by a HUD approved NHCA member agency.
Senior self registration for counseling by a HUD approved, NHCA member through the NHCA web site and Direct Connect system.
Clients can call a HUD approved NHCA agency from the counseling list provided on the NHCA web site.
In each way above, you should still register your clients into DirectConnect so you can monitor the status of their counseling and print certificates.
Counseling list. You will be able to print a counseling list for each state for your seniors in order to help you stay compliant per HUD guidelines.
NEW FACE to FACE counseling network.
You will be able to provide local/state agencies using the NHCA web site and Direct Connect System.

Plaza Home Mortgage

Good Afternoon Access E,

I would like to say Thank You for those who have recently closed a loan with Plaza Home Mortgage, the Ops Team and I really appreciate it! For those people who have not heard of Plaza or have not placed a loan with us before please see the attachments and let me know if I can help with any questions. We are a FHA, VA, and Conventional lender. Our regional office that handles the southeast in located in Jacksonville, FL. 95% of the time I work in the ops center so I have access to management, underwriters, and the closing department.

Helpful hints/overlays to DU/DO:

1. We'll accept credit that is 60 days old at time of underwriting and 90 days at funding if you run the loan through DU/DO and release it to Plaza. If we have to run it, then we'll have to pull a new credit report.
2. If the loan is approved/eligible then we allow up to a 60% dti for owner occupied properties. If it's a Conventional loan over 80%, then it must fit the MI companies guide lines.
3. Plaza orders tax transcripts on all loans. If DU only asks for 1 years, then that's all we will order.
4. Six months seasoning for cash out on Conventional loans.
5. Six months seasoning for loans listed for sale.
6. Non medical collections with an aggregate total of $1,000 or more must be paid regardless of DU findings. Depending on Age and amount, we might have some room for an exception.
7. All FHA/VA loan with a score between 580-599 carry a 3 point hit to pricing.
8. All loans require at least a 580 mid score. 620 is required for manual underwrites for FHA loans. We have no hit to pricing for manuals. Please email me a 1003, credit, and findings to let me review before submitting.
9. A LARA is order on all Conventional appraisals. This reviews the appraisal and rates it on a 1 to 5 scale, 5 being best. Plaza requires a score of 3 or higher to proceed. Make sure you have 2 comps within 60 days.
